# AI Receptionists With MLS Integration: What It Really Means in 2026

Quick Answer

**Most AI receptionists that advertise "MLS integration" are not reading the MLS live during your calls.** They capture the listing or MLS number the caller mentions, or they answer from listing details you load in for them. A live connection only works where your MLS approves it, because each of the roughly 480 MLSs in the US licenses its own data. dolfyn answers listing questions from whichever source you control, whether that is your website, a shared sheet, your CRM, a listing feed or your MLS where it allows access, then books the showing or transfers the caller to the right agent. It starts at $179/month.

A buyer standing outside a house with a sign on the lawn wants three things from the call: is it still available, what is the price, and when can I see it. The receptionist that answers those questions and books the showing wins the buyer. That is why "MLS integration" shows up on so many AI receptionist pricing pages, and why it is worth knowing what the phrase actually covers before you pay for it.

Key Takeaways

"MLS integration" on an AI receptionist usually means one of three things: capturing the listing or MLS number into your CRM, answering from listing details you supply, or a true live MLS lookup. Live lookups depend on your MLS approving access, typically under your own login or your brokerage's license, and 2026 brought two new routes for that, the Flexmls MCP Server and Cotality's Trestle MCP. dolfyn answers listing questions from your website, a sheet, your CRM or feed, or your MLS where it allows, books showings into your calendar, transfers callers to the agent they ask for, and connects to any real estate CRM with an API.

## Three things vendors mean by "MLS integration"

The phrase gets stretched to cover very different capabilities, and the difference matters most on a Saturday afternoon when buyers are calling from signs and portals.

**Listing capture.** The receptionist asks which property the caller is interested in, records the address or MLS number, and logs it to your CRM with the lead. Nothing is read from the MLS. This is the most common meaning, and it is useful on its own, because "someone called about a house" is a much worse lead than "a pre-approved buyer called about 41 Beckwith and wants a Saturday showing."

**Answering from listing data you provide.** Your listings are loaded into the receptionist from your website, a spreadsheet, your CRM or a feed, and it answers price, bed and bath, status and open house questions from that copy. How well this works depends entirely on how fresh the copy is kept.

**Live MLS lookup.** The receptionist queries MLS data during the call through an approved connection. This is the only version that is truly "integrated with the MLS," and it is the hardest to get, for reasons that have nothing to do with the AI.

## Why a live MLS connection is harder than it sounds

There is no single MLS. The US had 484 of them at the end of 2025, according to T3 Sixty's 2026 Organized Real Estate Indices, and each one decides who can access its listing data and on what terms. A vendor that wants live data has to be approved by each MLS separately, often with its own license agreement and fees, and the type of access matters too: an IDX feed for public display, a VOW feed, and back-office access are separate licenses with separate rules.

Two things often get mistaken for a shortcut. RESO, the Real Estate Standards Organization, defines a common data format and API standard, so it makes MLS data easier to work with once you have access, but it is not a license to that data. Aggregators such as Bridge, Trestle, MLS Grid and Spark give vendors one technical connection to many MLSs, but each MLS still has to approve the vendor before its listings flow. In Canada, the national DDF feed from CREA requires its own data agreement.

What to take from this
When a vendor says it is "integrated with the MLS," the useful follow-up is "which MLSs, and under whose license?" A live connection that works in one market may not exist in yours, and that is a licensing question, not a feature gap.

## What changed in 2026

This year two major MLS technology providers opened a cleaner path for AI tools to read listing data, both built on the Model Context Protocol (MCP), the open standard AI assistants use to connect to outside systems.

**Flexmls MCP Server (FBS, April 2026).** FBS, which runs the Flexmls platform used by many MLSs, launched an MCP server that lets subscribers connect AI tools to MLS data. The assistant retrieves authorized data live after the subscriber signs in with their own Flexmls credentials, rather than working from an uploaded export. Each MLS decides whether to switch it on, and some are still evaluating it before letting members connect outside AI platforms, so availability depends on your board.

**Trestle MCP (Cotality, October 19, 2026).** Cotality made Trestle MCP available to MLS organizations on its Trestle platform at no additional cost to the MLS. It lets an MLS connect approved AI applications to its data under the same rules, permissions and controls it already uses, which keeps answers tied to current listings instead of a static copy.

Neither tool removes the licensing step, and both are designed to keep it in place. What they change is that a live connection can now run under access an agent or MLS has already granted, instead of requiring a new data deal for every vendor. If your MLS is on Flexmls or Trestle and has enabled these, a live listing lookup on your calls is now realistic.

## How dolfyn answers listing questions on a call

dolfyn is built per business, so the listing source is whatever fits how your office already works. The agent answers the questions buyers actually call with, including whether the property is still available, the price, beds and baths, open house times and how to book a showing, and it captures the listing address or MLS number on every call so the lead in your CRM is specific.

### Your website

We pull the listings you already publish on your own site and keep the copy refreshed, so new listings and price changes reach the phone without extra work.

### A shared sheet

Your team updates a Google Sheet with price, status, open house times and showing notes, and dolfyn reads from it on every call.

### Your CRM or listing feed

If your listings already live in your CRM, website platform or a feed, dolfyn pulls them directly by API.

### Your MLS

Where your MLS allows it, including through the new Flexmls and Trestle MCP connections, dolfyn reads live listing data under the access you or your brokerage already hold. It never writes to your MLS.

Answering is half of it. dolfyn is the first point of contact for every call, and specialist agents each handle one job, so the caller has one natural conversation while intake works out whether they are a buyer, a seller, another agent confirming a showing, or someone asking for a specific person. Showing requests are booked straight into your synced calendar. When a caller asks for a particular agent, the call transfers instantly. Everything else is logged with a summary, and real people review calls every day and tune the agent as your listings and rules change. It sounds like one receptionist and works like a whole team, which is the difference between a listing line and a voicemail box.

## Realtor CRMs dolfyn connects to

dolfyn connects to any CRM with an API, through a custom API integration built for your account, so there is nothing to replace. Real estate CRMs that open their APIs to outside tools include:

 - **Follow Up Boss**, through its open API, with each call arriving as a lead with source, listing and notes.

 - **BoldTrail (kvCORE)**, through an API token created in your account.

 - **Lofty**, through its developer API.

 - **Sierra Interactive**, through an API key on your account.

 - **Real Geeks**, through its incoming leads API.

 - **HubSpot**, including the free CRM, through a private app.

 - **Salesforce**, on editions that include API access.

Each lead lands with the caller's name and number, the listing address or MLS number, whether they are working with an agent, their timeline and financing, and a short summary of the call. If a CRM keeps its API closed, dolfyn still gets the lead in, usually through the CRM's lead-intake email address or a connector, and every call also lands in your inbox and the dolfyn dashboard.

## What it looks like in a real office

Two offices running dolfyn today, one of them a real estate brokerage, get listing calls all day. In both, dolfyn is synced to the office calendar and books showings directly, so a caller who wants to see a property leaves the call with a time instead of a promise of a callback. When a caller asks for a specific agent, dolfyn transfers the call instantly, and everyone else is answered, qualified and routed to whoever should handle them. The agents stop losing buyers to voicemail while they are already inside a showing.

The pattern that works
Answer every listing call immediately, capture which property it is about, book the showing when the caller is ready, and transfer the call the moment they ask for a person. The listing answers make the call useful, and the booking and routing are what turn it into business.

## What AI receptionist sites say about the MLS

For anyone comparing vendors, this is how several visible options describe listing and MLS data on their own sites as of November 2026. Claims change, so confirm the details with each vendor before you buy.

## Five questions to ask any vendor

 - **Which MLSs are you approved with?** A live connection is per MLS, so ask about yours by name.

 - **Is it live, or a copy?** If it is a copy, ask how often it refreshes and what happens when a listing goes pending between updates.

 - **Whose license does it run under?** Yours, your brokerage's, or the vendor's, and what happens if you leave.

 - **What does it do when it does not know?** A good receptionist takes the details and books or transfers rather than guessing at a price.

 - **Where does the lead end up?** The listing and the caller's details should land in your CRM, not only in an email.

## Frequently asked questions

### Does any AI receptionist connect directly to the MLS?

A few claim to, but live MLS access is licensed separately by each of the roughly 480 MLSs in the US, so any live connection only works where your MLS approves it, usually under your own subscriber login or your brokerage's data license. Most AI receptionists that advertise MLS integration actually capture the listing or MLS number, or answer from listing details the agent loads in. New 2026 tools, the Flexmls MCP Server from FBS and Trestle MCP from Cotality, make live access easier where an MLS turns them on.

### Can an AI receptionist answer questions about my listings?

Yes. dolfyn answers price, beds and baths, availability, open house times and showing questions on the call. The listing data can come from the listings on your own website, a Google Sheet your team updates, your CRM or listing feed by API, or your MLS where your MLS allows access. It then books the showing into your calendar or transfers the caller to the right agent.

### Which real estate CRMs does dolfyn work with?

dolfyn connects to any CRM with an API, including Follow Up Boss, BoldTrail (kvCORE), Lofty, Sierra Interactive, Real Geeks, HubSpot and Salesforce. Each call lands as a lead with the caller, the listing or MLS number, their timeline and a summary. If a CRM keeps its API closed, dolfyn still gets the lead in through the CRM's lead-intake email or a connector, or delivers it to your inbox and dashboard.
